This means the traditional tools of digital marketing are taken away. You cannot target by age, gender, or detailed demographics. You cannot restrict your ads to specific zip codes; the minimum geographic radius is 15 miles. You cannot build a lookalike audience of your past buyers.

The two major channels serve entirely different functions in a real estate context.
Google Ads captures active research. When someone types "waterfront condos in Bonita Springs," they have high intent. The clicks are expensive, but the lead quality is strong. We use search to drive traffic to specific property landing pages or IDX search tools.
Meta Ads (Facebook/Instagram) creates passive awareness. It is excellent for showcasing high end listing photography, promoting open houses, and distributing brand awareness content. The leads are significantly cheaper, but they require much heavier qualification by your agents.
